1. Choose a reputable firm with highly qualified agents. Dominion Arizona Realty remains a leader in the industry in customer service and technology.
2. Request the agent’s resume and/or testimonials.
3. Choose an agent who knows computers.
a) The agent should have an excellent Website--one that displays your home’s listing well with excellent photographs.
b) A bonus is if the agent utilizes the Internet to securely access up-to-date real estate forms, print them, e-mail them and close the deal. It’s that simple. For example, if you should need an Addendum to the contract, I can quickly e-mail it to you. You print it as an original, sign and fax it back to me without interrupting your day.
c) The agent should check his e-mails several times a day. Communicating this way with you or title companies, lenders or the other agents can save valuable time.
d) Does the agent have a computer at home and work, or a convenient laptop for both?
e) Does the agent display photographs and virtual tours correctly in the Multiple Listing Service and on their Website? A photograph can say a thousand words.
4. Does the agent have a home office? A home office is very important to meet clients’ needs and should be equipped with a computer, fax, printer and copier.
5. Can the agent refer you to professionals such as home and termite inspectors, lenders, title agencies, handymen and cleaning staff?
6. Can the agent deliver brochures of your property and put up a yard sign on your property (if HOA allows) within three or four business days? (Did you know that Dina is a professional digital photographer?)
7. Can the agent enter your property in the Multiple Listing Service with six photographs within three business days?
8. Does the agent order a virtual tour of the property?
9. Will the agent schedule a tour of your home for other real estate associates?
10. Will the agent hold open house for extra exposure if requested?
11. Will the agent advertise in local newspapers?
12. Ask the agent how he will communicate every step of the way with you (telephone, e-mail, etc.) or ask for a weekly written report.
The above items along with helping you prepare your home for sale, reviewing offers with you, negotiating offers, meeting with inspectors, removing contingencies, and making sure things flow as smoothly as possible to a successful close of escrow are of the utmost importance.
